Loni Parmelly, is a Texas Realtor, Consultant, National Speaker, and experienced Loss Mitigation Negotiator. After receiving her Texas Real Estate license in 1986, she used it primarily to negotiate short sales with realtors while working for companies who utilized her negotiation skills. Some of the companies who benefited from her expertise were GE (Fannie Mae loans), First Horizon (Fannie Mae loans), Meritech (private investors loans) and Loan Servicing Inc (Freddie Mac loans).

In the mid 1980’s, REO properties literally put Lenders in the real estate business. During this time GE helped launch the “Short Sale” along with Fannie Mae. Lenders suddenly had thousands of homes to sell in a saturated market. They were not prepared, and homes sat vacant on the market, sometimes for years, before the Lenders could list and sell them to recoup their losses. The short sale program enabled Lenders to evaluate the length of time they would possess the property prior to selling it as an REO and determine if the short sale would be to their advantage. REO costs considered were accrued interest, maintenance, taxes, legal fees, and insurance. Lenders developed programs to see what “savings over REO” would be if they sold the home “prior” to foreclosure.

Upon leaving GE in 1995, Ms Parmelly worked as a loan officer for The Associates (Ford Corp) while attending classes towards her Mortgage Banking Degree. This education gave her the insight as to how defaulted loans ended up on her desk. Her ability to perform all of the Lender’s foreclosure options including modifications, repayment plans and short sales (with delegated authority) made her services a valuable commodity. Working over the next few years at Mortgage Servicing and Outsourcing companies as a Senior Negotiator, she honed her skills.

The Short Sale is now available on almost all delinquent mortgages. Lenders want to sell these homes for Fair Market Value and save the costs to foreclose. Even if it’s for less than a full payoff! With over 16 years of experience, working on behalf of these Lenders, Ms Parmelly is now providing this valuable information to the Real Estate Community through ongoing speaking engagements and on a coaching basis through SSQ Consulting Company.
